About Property Learning Hub

Property Learning Hub exists to answer one question clearly: what does a foreign buyer actually need to know to buy residential property in Australia? Federal rules (FIRB) apply everywhere, but state-level duties, land tax and the legal buying process differ significantly from one state to the next — and most existing guides either ignore that, or bury it in jargon.

Why we started with Western Australia

Rather than publish shallow content covering every state at once, we chose to go deep on one market first. Western Australia — and Perth specifically — has genuine structural quirks worth understanding on their own terms: no statutory cooling-off period, a 7% foreign buyer duty surcharge, and (currently) no annual foreign-owner land tax surcharge, unlike NSW, Victoria or Queensland.

Phase 2: expanding beyond WA

Once our Western Australian coverage is thorough and kept current, we plan to expand to other states — each with guides reflecting that state's specific duty rates, land tax surcharges, and buying process.

Important: this is general information, not advice

Nothing on this site is legal, financial, tax, or migration advice. Foreign investment rules, duty rates, land tax treatment, and lending conditions change — sometimes with little notice — and the right answer for you depends on your specific circumstances (visa status, entity structure, property type, and more).

Always confirm current requirements directly with the Foreign Investment Review Board, RevenueWA, and a licensed conveyancer or settlement agent, migration agent, mortgage broker, and tax adviser before making any decisions or signing any contract.

How we keep this accurate

Every guide lists the date it was last updated. Where figures change frequently — FIRB fees, duty thresholds, lending caps — we describe the structure and point you to the official, current source rather than presenting numbers that will go stale.
